Meridian tap water is published at about 8.4 grains per gallon, harder than Boise and more than twice Nampa. Subdivision sprinklers run before dawn, the spray clips the bottom two feet of the glass, the sun comes up and evaporates the water, and the calcium and magnesium stay behind. Do that every morning for a summer and you get a bonded mineral layer. It is not dirt, it is scale, and it is why nothing you buy at the store touches it.
A restoration pass, not a wash. That means a mild acidic mineral remover worked over the affected glass and then fully neutralised and rinsed. It takes far longer than a standard clean, which is why we quote it separately after we have seen the glass. If the scale has been left for several years it can etch into the surface permanently. At that point no cleaner brings it back, and we will say so rather than take your money.
Aim your sprinkler heads away from the house. That single change does more for your glass than any cleaning schedule. If a head cannot be turned, a twice-yearly clean keeps the scale from ever getting thick enough to bond hard.
Meridian's newer subdivisions are full of two-story homes with tall entryway glass and upstairs windows over a roofline. Those are priced separately from ground-floor panes because the setup, not the wiping, is where the time goes.

Yes. If mineral scale sits on glass for years it can etch into the surface. Etched glass cannot be cleaned back to clear by anyone, and the only fix is replacing the pane. This is why catching it in the first year or two matters.
